JustCo expands to Taiwan, opens three new co-working spaces

JustCo’s flagship centre in the country will be in a new mixed-development, Dian Shih Building. JustCo at Dian Shih will occupy the entire office tower spanning 65,000 sq ft across seven storeys, offering views of Taipei 101 and Sun Yat-Sen Memorial Hall. The space will also feature a dedicated JustCo lobby and facilities such as shower rooms. It is slated to open in the second half of 2019.
Dian Shih Building comprises an office tower on the upper floors and an interconnected hotel, Hanns House, on the lower floors.
 
The second JustCo centre is at Minsheng Jianguo, located in Zhongshan, within a Grade-A building comprising offices and a business hotel. The space spans 70,000 sq ft across two storeys, and will be JustCo’s largest centre in Taiwan to date. Facilities include a games corner with a basketball machine, as well as spacious meeting rooms and event spaces that fit 40 and 150 guests respectively. It is set to open in 3Q2019.
JustCo at Minsheng Jianguo will house a multinational pharmaceutical company – for a workforce of over 400 staff.

Beach Road’s changing skyline with great developments

From Guoco Midtown and Shaw Towers to the new residential developments at Tan Quee Lan Street and Middle Road, the Beach Road-Rochor Road area is set for a massive renewal

 
For the past four decades, those driving along Nicoll Highway from Singapore’s East Coast to the CBD have been treated to the landmarks defining Beach Road’s skyline: first, the Golden Mile Complex and Tower, a relic of the 1970s; followed by the 1990s modernist architecture of The Concourse, designed by the late American architect, Paul Rudolph, and the knife-edged triangular towers of The Gateway by the legendary American-Chinese architect I M Pei who turns 102 this year.
In recent years, the skyline has been enhanced by the addition of two multi-billion-dollar integrated developments designed by star architectural firms of the current era, namely DUO by Buro Ole Scheeren, and South Beach by Foster and Partners.

8 St Thomas by Bukit Sembawang Estates won international design award

Luxury condominium 8 St Thomas has taken home the Silver award in the high-end residence category at the 5th China Real Estate Design Award, which was held on April 26 and 27 in Pudong, Shanghai. Last year, the condo also won the Gold award at the 2018 New York City Design Awards.

 

The freehold development is located on Saint Thomas Walk in prime District 9 and was launched for sale in August last year. It comprises two 35-storey towers, and a mix of one- to four-bedroom apartments and two penthouses. More than 80 units (32%) out of 250 units in the development have been sold to date, and the average selling price is about $3,212 psf, says Jenny Ho, assistant GM of marketing at Bukit Sembawang Estates.

Kajima leverages rich history, multi-disciplinary expertise

The Japanese firm is developing its first billion-dollar integrated development in Singapore. It is bringing its 179-year history to bear with its track record in building high-speed rail lines, suspension bridges, tunnels and integrated developments in Japan and elsewhere.
Kajima Corp has made a third attempt to crack the Singapore residential property market, after two earlier attempts in the last residential property boom of 2006-2007. Both projects were luxury, freehold condos in prime Districts 9 and 10. The first foray was the 40-unit, boutique, high-end development Sui Generis on Balmoral Road in District 10. Singaporean tycoon Peter Lim purchased 20 units en bloc in Sui Generis for $95 million ($1,934 psf) when it was completed in 2010.
The second development was the 31-unit Bishopsgate Residences located at 1 Bishopsgate. Completed in 2012, the ultra-luxury development contains a mix of three- to five-bedroom apartments, penthouses and triplexes with sizes ranging from 2,433 to 6,841 sq ft. Units in the development have been sold at prices ranging from $3,174 to $3,913 psf. The latest transaction at Bishopsgate Residences was for a 2,949 sq ft, four-bedroom unit on the first level that was sold early this month for $9.5 million ($3,221 psf).
 

 

What will you do when HDB resale price keep falling?

This is the third consecutive quarterly decline in HDB resale prices, but the cumulative decrease over the past nine months is about 0.5%, lower than the 0.8% fall that was recorded just in 1Q2018, says Christine Sun, head of research and consultancy at OrangeTee & Tie. “This may indicate that HDB resale prices have largely stabilised and buying sentiment has remained resilient.”
As close to 30,000 HDB and Design, Build and Sell Scheme (DBSS) flats reach their Minimum Occupancy Period (MOP) this year, coupled with fewer Build-To-Order (BTO) flats coming onto the market, “we can expect demand to be invigorated in the next three quarters of 2019”, says Ismail Gafoor, CEO of PropNex Realty. “Furthermore, without the cash over value (COV), HDB resale flats will continue to serve as a desirable option as a matrimonial home for newly-wed couples.”
 

New property launch! Amber Park to debut on the weekend of April 27-28

The freehold Amber Park – the biggest project in the Amber Road-Amber Gardens enclave in over a decade – will preview on the weekend of April 27-28. The 592-unit luxury condominium is developed jointly by City Developments Ltd (CDL) and sister company Hong Realty, a subsidiary of Hong Leong Investment Holdings.
The joint venture partners purchased the site for $906.7 million back in Oct 2017: It is still considered among the biggest collective sale deals to date. What’s noteworthy is that CDL was also the developer of the original Amber Park, a 27-storey, twin tower development with 200 units completed in 1986.
