Unit at Marina Bay Suites for sale at $5.8 mil

A 2,680 sq ft, four-bedroom unit at Marina Bay Suites along 3 Central Boulevard in District 1 will be put up for auction on June 19. This is a mortgagee’s sale with a guide price of $5.8 million ($2,164 psf), according to Knight Frank Singapore, which is handling the auction.
The 11th-floor unit overlooks the Marina Bay area and the sea, says Sharon Lee, senior director and head of auction and sales at Knight Frank. She believes the unit is more likely to attract owner-occupiers given that it has four bedrooms, as investors would typically go for one- or two-bedroom units.

Penthouse at 3 Orchard By-The-Park fetches $31.5 mil

A five-bedroom penthouse at 3 Orchard By-The-Park has been sold for $31.5 million. In terms of absolute price, it is the most expensive penthouse sold this year to date. The price for the 6,555 sq ft unit translates to $4,805 psf. The sale took place earlier this week and a caveat has yet to be lodged. It was brokered by Savills Residential, one of the joint marketing agents for 3 Orchard By-The-Park.
The buyer of the penthouse is believed to be a Chinese national. The penthouse is one of just two penthouses in the luxury, freehold condo with just 77 units. The condo was developed by the Yeoh family-controlled Malaysian developer, YTL Group, a name synonymous with luxury property developments, hotels and resorts. YTL also developed the luxury bungalows at Kasara Villas and Sandy Island at Sentosa Cove, Singapore’s luxury waterfront residential resort.

Two freehold commercial shophouses at 148 Neil Road and 114 Jalan Besar are up for sale via an expression of interest (EOI) exercise, at $16.5 million and $5.65 million respectively. CBRE is the exclusive marketing agent.
148 Neil Road is a two-storey shophouse with an additional basement and an attic level. Located in the Bukit Pasoh Conservation Area, the property sits on a site of about 1,587 sq ft and has a total built-up area of about 4,197 sq ft.

Revitalising Potong Pasir’s private property market

Potong Pasir is a mature estate known for the sloping roofs of its HDB blocks and its proximity to central Singapore. With well-established amenities within walking distance for its residents, this city-fringe locale is home to more than a mouthful of budget-friendly bites.
Potong Pasir used to consist of mostly HDB flats and landed homes, but housing took a skyward turn five to 10 years ago, when the URA began releasing land parcels under its government land sales (GLS) scheme. The $37.3 mil ‘Layered House’ that Paul Tange built

Tucked away in a corner of Binjai Park is a Good Class Bungalow (GCB) designed by renowned architect Paul Tange, president of Tange Associates, for a friend. Tange is behind the design of buildings such as One Raffles Place, UOB Plaza and Orchard Gateway.
“The design of this house was a professional and personal undertaking for me as both an architect and close friend of the owner, for whom this was going to be the family home,” says Tange in an email response to EdgeProp Singapore.
